TAKK Declaration in Greece: 2026 Rates & How to File

Short answer: the TAKK declaration ("δήλωση ΤΑΚΚ", often searched as takk dilosis) is Greece's monthly filing of the climate resilience fee: €8/night in April–October and €2/night in November–March for short-term-rental apartments, remitted to AADE by the end of the following month.

What TAKK is — and why every Greek host files it

TAKK (Τέλος Ανθεκτικότητας στην Κλιματική Κρίση — climate crisis resilience fee) replaced the old Greek overnight-stay tax. If you rent out property in Greece on Airbnb, Booking.com or Vrbo, the fee is charged to the guest per night, but the host collects and remits it to the tax authority with a monthly declaration. It applies to every realized night, whether you live in Greece or abroad.

The rate follows the month each night falls in. A stay crossing 31 October / 1 November is split: the October nights are charged €8.00 and the November nights €2.00. Detached houses of 80 m² or less pay the standard rate — only larger ones pay the higher tier.

How to file the TAKK declaration on myAADE — step by step

  1. Log in to TaxisNet and open Εφαρμογές TAXISnet → Τέλη και Ειδικοί Φόροι (Duties & Special Taxes).
  2. Choose Δήλωση Απόδοσης Τέλους Ανθεκτικότητας στην Κλιματική Κρίση for the month you are declaring.
  3. In section Γ (properties rented via short-term lease), enter the number of properties, available units and beds, and the total nights per category — the form computes the fee.
  4. Submit (Υποβολή) and confirm on the review page. TaxisNet issues a registration number for the finalized declaration.
  5. Open Ταυτότητα Οφειλής to get the payment code and pay via web banking or myAADE.

One declaration per owner ΑΦΜ

TAKK is declared per liable person (ΑΦΜ), aggregating that owner's properties. If you manage listings that belong to different owners, you cannot merge their nights into one filing — each owner files (or you file for them) under their own TaxisNet account, with their own payment code. Getting this wrong files one owner's nights under another's tax number.

Deadlines and fines

The declaration for each month is due by the last day of the following month (June stays → 31 July). Late filings attract fines and surcharges, and because platforms report your revenue to AADE under DAC7, missing months are easy for the authority to spot. Zero-activity months in season are worth declaring as nil to keep the record clean.

TAKK and the Short-Term Stay declaration

TAKK is separate from the per-booking Short-Term Stay declaration (Δήλωση Βραχυχρόνιας Διαμονής) filed in the AADE short-term-lease registry. The two interact in one important way: in the Short-Term Stay declaration you declare the agreed rent net of TAKK — not the gross amount the guest paid.
