In short: Airbnb tax in Crete follows the same national Greek rules — register the property (AMA), file the Short-Term Stay declaration per booking (by the 20th of the next month), and remit the monthly TAKK fee. Only local licensing limits and the municipal fee differ.

Airbnb tax rules in Crete

Renting short-term in Crete through Airbnb or Booking carries the same obligations as anywhere in Greece:

What amount you declare

You declare the agreed accommodation rent (including cleaning), i.e. the guest's total minus the TAKK/VAT/municipal fee charged on top. The platform commission is not deducted here — it's an income-tax expense.

1–2 vs 3+ properties

Up to 2 properties are taxed as property income. From 3 properties, the activity is treated as a business and subject to 13% VAT — an accountant is recommended there.
