In short: Airbnb tax in Mykonos follows the same national Greek rules — register the property (AMA), file the Short-Term Stay declaration per booking (by the 20th of the next month), and remit the monthly TAKK fee. Only local licensing limits and the municipal fee differ.
⚠️ Local: In very high-demand islands such as Mykonos, restrictions on new short-term-rental permits/registrations may apply. Check the current measures for your location.

Airbnb tax rules in Mykonos

Renting short-term in Mykonos through Airbnb or Booking carries the same obligations as anywhere in Greece:

ObligationWhat it means / deadline
AMA registrationRegister the property in the AADE Short-Term Stay registry.
Short-Term Stay declarationPer booking — by the 20th of the next month.
TAKK feeMonthly: €8/€2 per night for apartments, €15/€4 for houses > 80 m².

What amount you declare

You declare the agreed accommodation rent (including cleaning), i.e. the guest's total minus the TAKK/VAT/municipal fee charged on top. The platform commission is not deducted here — it's an income-tax expense.

1–2 vs 3+ properties

Up to 2 properties are taxed as property income. From 3 properties, the activity is treated as a business and subject to 13% VAT — an accountant is recommended there.
